What you need to get ready before applying for a mortgage loan – Prime Pacific Financial

Loan Application Checklist

Income documentation:

copy of your most recent paystubs covering a 30 day period

copies of your 2004 and 2005 W-2's

If self-employed and/or you own more than 25% of a business:

copy of your last 2 years personal tax returns (federal only), complete with all pages

copy of your last 2 years corporate or partnership tax returns (federal only) complete with all pages

year-to-Date Profit and Loss statement prepared by an accountant

If you are retired and/or receive social security income:

copy of your Pension Award Letter

copy of your Social Security Award Letter

If you are including any child support income:

provide a copy of your final divorce decree

provide last 6 months cancelled checks to prove receipt of income

Asset documentation:

copies of your last 2 months bank statements (all pages) on all your asset accounts (including any 401k plans, pension savings accounts, etc.)

If you own rental property:

copy of the current rental agreements

If you are purchasing a new home:

copy of your complete signed purchase agreement

if you have sold your current home, provide a copy of the final closing statement or Settlement Statement (HUD 1)

Miscellaneous items:

if bankruptcy filed within last seven years please provide a complete copy of your bankruptcy papers and final discharge

copy of your current dec page verifying homeowners insurance

if property is a condo, please provide name & phone number to the management company
